Points/Commissions: 5% advanced by lender to broker(s), 3% is retained by the lender and both are deducted from closing proceeds.

Funding/Closing: 5 days or less

Legal Fee & Trust Service Fees: 1.25% legal fees, $1,500 trust service fees, 1% Title Insurance (advanced by lender to Attorney, and deducted from closing proceeds)

Minimum: US$100,000.00 (one hundred thousand dollars)

Maximum: US$2,500,000.00 (two million five hundred thousand dollars)

Loan Interest Rates:

Monthly
1. Principal & Interest = 13%, or
2. Interest only = 17%,
Quarterly
1. Principal & Interest = 15%,
2. Interest only = 19%,
Semi-Annual
1. Principal & Interest = 17%,
2. Interest only = 21%

Simply & Fast Closing Procedure:

The procedure to move forward is very simple. You only need to answer the simple and short questions below:

Term of loan being requested (1 year or 2 years)?*
Identify “type” of Collateral to be used to secure the loan (House, Condo, Land, etc)?*
M2 of construction?*
M2 of lot?*
Age of construction?*
Identify the date/year you originally purchased the House, Condo, and/or Land?*
Identify the dollar amount you originally paid to purchase the House, Condo, and/or Land?*
Identify the current value of the House, Condo, and/or Land?*
Identify all debts, liens, mortgages on the House, Condo, and/or Land with the following information.
(Borrower’s answers will be confirmed with existing lender)
Dollar amount of existing loan?*
Date existing loan due?*
Interest rate?*
Is borrower currently in default on his existing loan?*
Is borrower currently in default on his existing loan?*
Has borrower been late on 1 or more monthly payments on his existing loan at anytime during the past six (6) months?*
Is the property Rented or Owner Occupied? If rented, dollar amount of monthly rental income borrower can “prove” he receives?*
(e.g. monthly rental income borrower can prove is actually deposited into a bank account)
Identify the legal description/address of the House, Condo, and/or Land?*
Produce copy of most recent Appraisal of the House, Condo, and/or Land. If nonexistent, are you willing to pay the lender’s appraiser US$350 to evaluate/estimate value of the property?*
